Jacksonville, Florida, in 1921 was a busy river port on the St. Johns, shipping lumber, naval stores such as turpentine and rosin, and other goods out to Atlantic and Gulf markets. The city had grown to roughly 90,000 residents and was still rebuilding its downtown after the Great Fire of 1901 had destroyed much of the business district. Waterfront wharves, rail lines, and steamship traffic tied the city's economy to the river, and those who lived there knew it as the commercial center of Northeast Florida. Real estate speculation was picking up across the state as the land boom of the mid-1920s began to take shape, bringing new construction and optimism to the city's streets.
